When you own and operate investment properties, there is nothing more exciting to you than having new tenants moving in. When new tenants come in, you can get a higher rent price than with your previous tenants due to inflation, as well as the opportunity to fill a unit that would otherwise be vacant. But new tenants moving-in is not a hands-off time for property owners, there are a lot of tasks that you are responsible for. Here is how to prepare your property for new move-ins.

Deep Clean

The very first thing that you need to do to prepare your property for new move-ins is to deep clean the entire unit. You are required to present your new tenants with a perfectly clean and orderly unit for them to occupy. Any leftover mess from previous tenants, workers, or general time in between tenants is unacceptable. To make sure that the property is perfectly clean for your new tenants, you should seriously consider hiring a maid service to come and clean for you. They often offer specials for new move-in cleanings and will make sure that everything is spotless for your new tenants.

Repair Damage

The next thing that you need to do to prepare your property for a new move in is to repair all damage to the unit. When people are living in your property, there are bound to be some repair issues that come up that you will be responsible for fixing. There is only one sure fire way to catch all the damage that previous tenants have done: an inspection. You should order an inspection in between tenants to check for damage sustained during a lease. Anything that the inspection turns up should be fixed before move-in.

Alert Other Tenants

The final thing that you need to do to prepare your property for new move-ins is to alert the other tenants at the property of a new move-in. You should let the other people who live at the property know that they are getting a new neighbor, and if you can, introduce them to the new move-ins. This will help everyone get comfortable and feel safe.

Your investment property naturally needs tenants. But after you have found new tenants, you need to prepare the property for them. Make sure you have done all three of these things to make sure that your tenants have a nice property to move into.
